The rules that actually get enforced

Most of what governs a farmhouse booking in this belt is local and practical rather than a single statute. These are the ones that cause problems when they are ignored.

Sound

Amplified sound outdoors is restricted after 10pm under the noise-pollution rules, and this is enforced in the belt after complaints. A property that tells you "music till late, no problem" is telling you it has not been complained about yet, which is not the same thing.

Guest count, staff and safety

Guest counts above what the property is set up for cause the real failures — parking spilling onto the road, washroom queues, and a generator that cannot carry the load. Agree a number and tell the owner if it changes.

For a large event, ask who is responsible for crowd safety and whether there is any event insurance. On most private farmhouses the answer is nobody and no, which is worth knowing in advance.

If you are the owner letting it out

Letting a farmhouse commercially is a different activity from owning agricultural land, and the land's classification does not automatically permit it. Before advertising a property for events, check the land's classification and any change-of-use requirement for your khasra — the answer differs across the belt.

Until when can we play music?
Plan for amplified outdoor sound to stop at 10pm. Indoor music at a moderate level after that is generally tolerated.
Do we need a permit for a wedding?
For a private gathering on private land, usually not — but excise permission for a bar, and local intimation for a very large gathering, are worth confirming.
Can I let out my own farmhouse for events?
Speak to us first. It depends on the land classification and the approach road, and getting it wrong creates a problem that follows the title.
